Kempinski Residences Miami Design District is the first branded residential development by Kempinski Group in the United States. Located at 3801 and 3883 Biscayne Boulevard, the project will comprise two 20-story towers featuring 132 condominium residences, six townhomes and 17 guest suites.

The residences will offer two- to four-bedroom layouts, with interior areas ranging from approximately 2,100 to 3,100 square feet and total living areas reaching up to approximately 3,700 square feet. Private terraces will provide views of Biscayne Bay and Downtown Miami.

The development is being led by DaGrosa Capital Development Partners. Architecture is by Arquitectonica, interiors are by Rockwell Group and landscape architecture is by Enea. ISG World is responsible for sales.

Kempinski Residences Miami Design District is designed around a hospitality-driven approach to daily living, combining service, design and wellness. Its amenity program will include a third-floor bridge connecting the towers, with a fitness center, spa, lap pool, cold plunge, saunas and outdoor training areas.

Residents will also have access to a restaurant with terrace seating, private dining salons, a library, screening room, golf and Formula 1 simulator rooms, children’s playrooms, splash pads, shaded play areas and a padel court.

The wellness offering extends across indoor and outdoor environments. Pool areas and outdoor training spaces are designed to encourage interaction with natural light and fresh air, while the Resense Spa will offer thermal experiences and sensory-focused spaces intended to support relaxation and recovery.

The property also incorporates outdoor areas designed for different generations, including shaded children’s spaces and splash areas. The project is expected to be delivered in the fourth quarter of 2029.
